NSP PROGRAM STEPS

  1. Non-profit agencies locate foreclosed homes in NSP areas.
  2. Non-profit agencies purchase qualified homes.
  3. The County contracts for an “as is” appraisal for the home. The non-profit’s purchase price cannot exceed 99% of appraised value.
  4. The County inspects the home to find code deficiencies and estimates the cost of rehabbing the home to Pasco County standards.
  5. The County contracts for an “as rehabbed” appraisal to make sure that the cost of the home plus the cost of required rehab does not exceed the “as rehabbed” value.
  6. The County contracts for required rehab work. All rehab is completed prior to purchase by the homeowner.
  7. The non-profit makes the home available for sale to moderate/middle income families.
  8. The non-profit arranges for the homebuyer to attend the required education class.
  9. The non-profit arranges for repair of the homebuyers credit, if needed.
